We like to take the temperature of the market on a regular basis to be sure that we're not missing a trend. September sales were slightly improved across the Georgian Triangle but 2011 sales are still lagging slightly behind last year. It
remains a buyers' market. Obviously sales and listings are
ever-changing but as of today, in Clearview Township, there is an
inventory of 12.83 months. That means at the current rate of demand, it
would take more than a year for all of the homes listed for sale today
to be absorbed by the market. It's really no different in the rest of the Georgian Triangle (which includes Meaford, Mulmur, Collingwood, Clearview, Tiny Beaches, Wasaga Beach, and Grey Highlands) where there is an 11.36 month supply of homes for sale. While national media reports are showing modest increases in the average sale price of homes, the local market is not the same. For a number of months we've noticed that the average sale price in
Clearview Township is up as a result of some multi-million dollar
property sales that skew the numbers. In fact, average prices have been
relatively stable or flat when you analyze homes under $750,000. How do you sell your home in a buyers' market?
